1. The landlord is the owner / manager of the Tespis Apartments - Dariusz Czajkowski, operating under the business name GRUPA TESPIS.


  1. The tenant is an adult Guest of the apartment, who has entered into a Lease Agreement with the Lessor. Minors may only stay in the Apartment accompanied by their legal guardians. At the time of check-in, the Lessee is required to present a document confirming his identity. The landlord reserves the right to refuse to register people who are under the influence of alcohol or intoxicants.



  1. Under the Lease Agreement, the Lessee has an apartment in the days and hours specified in the reservation card only for residential purposes.


  1. Check-in from 14:00 on the day of check-in until 11:00 on the day of check-out. Each deviation from these rules requires the consent of the Lessor and may be subject to additional fees. Check-in and key collection takes place at the Reception, located in Katowice at ul. Francuskiej 106A / U2 from 14:00 to 22:00. Optionally, check-in is possible on-site (in the Apartment) and / or later at an extra charge (from 20 to 100 PLN). Check-out and return of the keys takes place on the spot (in the Apartment) without additional charges.


  1. For the purposes of the contract, the Lessee will receive the key to the apartment door on the day of arrival and the code for the building's front door. The Lessee is obliged to close the Apartment each time he leaves it and not to provide the key or code to third parties and return the original of the key on the day of departure. In the case of loss of the entrance key to the Apartment, the Lessee will cover the cost of replacing the lock in the door with the same key as the one to which the key was lost.


  1. The apartment can only accommodate so many people and those who are listed in the contract. The Lessee has the right to receive guests during the stay only with the consent of the Lessor from 8:00 am to 10:00 pm. For the stay of additional people without the consent of the Lessor, the Lessee will be charged with the contractual penalty mentioned in point. IV REGULATIONS. Guests of the Tenants who will stay in the Apartment despite the consent of the Lessor from 22:00 to 8:00, will be treated as an additional tenant and will be charged from them in accordance with the price plan valid for that day.


  1. Staying in the apartment with animals is possible only with the consent of the Lessor and after paying an additional fee.


  1. The Lessee undertakes to use the subject of the lease in accordance with its intended purpose, take care of its technical condition, keep the Apartment in good condition, take care of the principles of good neighborhood and adhere to the order of home.


  1. In the event of the Lessee finding any damage to the equipment or equipment malfunction in the apartment, he should immediately report it to the landlord - otherwise it may be charged with the costs of repair or removal of the damage.


  1. Smoking is strictly prohibited inside the apartment. In apartments with balcony, smoking is permitted on the balcony.


  1. Night silence is valid from 22.00 to hours 8.00 in the morning. The Apartment has a strict ban on organizing party *.


  1. In the case of determining the use of the Lease object by the Renter contrary to its purpose and / or the Regulations, as well as deterioration of the technical condition of the premises, the Lessor has the right to terminate the Contract with immediate effect. For an unused time of stay, the Lessee is not entitled to a refund of the paid payment.


  1. The Lessor reserves the right to collect a deposit (from PLN 500 to PLN 1000) from the Lessee in order to secure any damage, equipment shortages or against the contractual penalty mentioned in point IV of these Regulations. In the absence of the above-mentioned cases, the deposit will be returned to the Lessee in full on the day of departure.


  1. In the event that the deposit does not cover all damages or missing equipment, the Lessee undertakes to cover the difference between the deposit and the actual costs, and if the deposit is not collected, the total cost, both all damages and shortages as well as losses related to bringing the apartment until the day of the conclusion of the Lease Agreement (including lost revenues for each day in which the Apartment will be excluded from use due to these damages).




  1. The apartment before the disposal of guests is subject to thorough cleaning. The rental price includes the final cleaning of the apartment. An additional surcharge applies for optional cleaning during your stay.


  1. The Lessee's obligation is to keep the Apartment clean in a state adequate to normal use. All necessary equipment as well as cleaning products are in the apartment. Using the dishwasher is possible only with 3-in-1 cubes that ensure its correct operation. In the case of leaving the Apartment in a condition that requires excessive cleaning, the Lessee is obliged to pay a fine for "another event breaking the Regulations", mentioned in point. IV of the Regulations.


  1. The guests in the bathroom has an automatic washing machine, which the Tenant uses at its discretion. The landlord has no obligation to provide detergents



  1. The Lessor is available to the Tenant during the lease period for 7 days a week from 8.00 to 22.00 at the following telephone numbers.


  1. The Lessor reserves the right to reject the telephone in the event of performing professional activities, ensuring return contact at the earliest possible time.


  1. The Lessor undertakes that the condition of the apartment and its equipment shall be consistent with the offer presented to the Lessee on the day of booking.


  1. The Lessor undertakes to respond to any irregularities reported by the Lessee (eg in the scope of equipment or equipment) and in the event that it is not possible to remedy this irregularity, compensate the Lessor for this irregularity adequate to the period and extent of irregularities by price reduction.


  1. For the valuable things left by the Renter in the apartments we do not answer.



In the event of breaking any of the Regulations, the Lessor has the right to collect from the Lessee the contractual penalty mentioned below, and in extreme cases to notify the Police or relevant services.

- Party * and / or disturbing the silence of the night - PLN 1000

- Smoking cigarettes inside the apartment - 400 PLN

- Staying people who are not registered in the apartment and not reported to the Lessor - PLN 150 (per person)

- Other event breaking the regulations - PLN 300




1. The reservation is deemed to be confirmed at the time of payment of the required prepayment - in the amount and time indicated in the email confirmation of the reservation.

2. RESERVATION - In the case of lack of availability of accommodation online can be offered Booking On Request. Confirmation of availability (or lack thereof) and information about how to make a prepayment will be sent by e-mail or by phone.


1. The prepayment will be canceled automatically within the required time period.

2. In case of cancellation of a standard reservation (with a 20% prepayment) no later than 7 days prior to arrival, the prepayment will be refunded in full. In case of cancellation of this reservation at another time, prepayment is non-refundable.

3. In case of non-refundable deposit (with 100% prepayment), the amount paid is non-refundable.

4. Cancellation or change of reservation is possible via the link contained in the email or by contacting the Service. Using the link in the email allows you to automatically cancel your reservation immediately, subject to the point. II 2 and 3 of these Regulations.

5. The non-use of the entire guest's stay as a result of a later arrival than the date of booking or early departure does not result in the reduction or reimbursement of a portion of the payment for the service.


The person booking online is responsible for the accuracy of the information given on the booking form. The accommodation is not responsible for the wrong choice of stay or incorrectly entered data in the form.
